Our Concave Garden Room comes with all of the great features of a Canopy room, but the construction differs slightly in that it offers enclosed decking on all sides for added privacy and comfort.
This contemporary design creates a cosy outdoor seating space that can be enjoyed throughout the year, offering additional protection from the weather while enhancing the overall appearance of the garden room. Combining style, comfort, and practicality, the Concave Garden Room is ideal for relaxing, entertaining, or creating a seamless indoor-outdoor living experience.
Typically, your Modern Garden Room can be installed without needing a planning application. Our garden rooms generally fall under permitted development rules(class E) and therefore do not usually require a planning application.

Concave garden rooms are a popular choice for their modern appearance, unique architectural detail, and functional design. The recessed canopy creates a sleek, contemporary finish while providing additional shelter and a more defined outdoor living space that can be enjoyed throughout the year.

The enclosed decking is recessed into the structure and surrounded on all sides, creating a more private and sheltered outdoor space.
Exterior Lighting
Our concave rooms come with recessed LED downlights, that provide soft, ambient illumination to the exterior of your garden room. Additionally, you have the option of adding black PIR lights which finish the room well and provide useful lighting when accessing your room.
Doors and Windows
All UPVC doors and windows feature an anthracite exterior and a white interior unless you specify otherwise. Aluminium doors and windows are anthracite on both the inside and outside. Sliding doors include one fixed pane, with the other pane(s) sliding as required. By default, all external doors open outwards unless you request otherwise. For French doors, you can specify a “master” door—this will be the one you use daily, with the second door opening only when needed. If you select bifold or sliding doors, you can choose the direction in which they slide or fold to suit your preferences.
External Cladding
We offer a range of external cladding options to suit your personal taste, including cedar, composite (shown here), and render. As standard, all rooms include galvanised steel corrugated panels on the rear elevation, providing a durable, low-maintenance solution for areas not visible from the house. This finish can also be extended to the sides of the room if required.

Pile Foundation
Foundations
Our pile foundation system comes as standard with all our rooms. Holes are hand dug with shovels at 1m intervals across the whole footprint of the structure. These are then filled with concrete and galvanised steels are inserted onto which the joists of the structure are anchored. If your site has a solid base (for example a concrete slab, flagstones, hardcore or cobbles) please let your Sales Consultant know so that we can assess its suitability for our foundations.
We are sometimes able to make use of an existing concrete pad (for example where there has been an outbuilding) if it is in good condition and more than 10cm deep. If your room design is larger than the existing base, this can be accommodated through a combination of the existing pad and supplementary pile foundations, depending on the nature of the plot.

Using modern and advanced construction technology, the walls are multi-layered:
• 18mm cladding – various options available (composite, cedar or render)
• 25mm x 25 tanalised timber to create air circulation space
• Waterproof membrane
• 4"x2" c16 structural timber containing acoustic insulation
• Celotex rigid insulation
• Plasterboard and plaster skim coat ready for you to decorate
Roof Construction
Roof Construction
Our roofing panels and profiles are produced to form an insulated roof system that meets the modern need to create energy-efficient and aesthetically pleasing buildings. Our roofs are comprised of composite panels which allow rainwater to disperse and eliminate the risk of leaks. They are not designed to take solar panels or to be used as nature roofs either of which would invalidate your warranty. Our roof panels are finished with ridged galvanised steel in anthracite grey and are insulated with 100mm of Kingspan insulation.
To effectively disperse rainwater, the roof is sloped gradually from front to back in order to direct the water to the guttering and downpipe at the back of the room. This slope is at the rate of approximately 3.5cm per metre of depth. Therefore the back of the room will be slightly lower than the front of the room. Please note that if you are viewing your room side on, the slope, while slight, will be visible, particularly if you have glazing or doors on that elevation.

The floor provides 75mm of rockwool insulation between the joists and 25mm of kingspan insulation. Atop is an 18mm subfloor and then your choice of laminate flooring colour.
Flooring Options
All rooms come with oak laminate flooring due to its hard-wearing and stable properties; included is a 10-year manufacturer’s guarantee covering finish and wear. Pre-primed timber skirting completes the look. You can choose from Grey Oak, Oak and Dark Oak.

Window and Door Options
Our windows and doors are available in either UPVC or Aluminium. We provide a wide range of configurations to offer a solution tailored specifically to your modern garden room. You can choose from single doors, French doors, bifolding doors and sliding doors.
Sliding doors have one fixed pane and the other pane(s) slide. All external doors open outwards unless otherwise specified. If you choose French Doors, we will ask you which door you would like to be your “master” door. This is the door you will use on a daily basis to enter and leave your room, with the other door opening when required. If you choose bifolds or sliding doors, we will ask you which way you would like them to slide/fold.

UPVC Doors and Windows offer a blend of durability, efficiency, and style. They are highly resistant to weathering, and provide excellent insulation, keeping your modern garden room warm in the winter and cool in the summer. UPVC is also easy to clean and maintain. All UPVC doors and windows come in anthracite colour on the outside and white on the inside unless otherwise specified.
Aluminium Door

Aluminium doors and windows combine strength, durability, and aesthetic appeal. Despite being lightweight, aluminium is exceptionally strong and can support large panes of glass, offering unobstructed views and a modern aesthetic. Aluminium does not need to be painted or treated regularly. All aluminium doors and windows come in anthracite, both inside and outside.

Western Red Cedar
Western Red Cedar
Externally the western red cedar timber cladding gives a warm and vibrant feel to the building. Cedar will last for decades without any artificial treatment however, over time, UV light will bleach the colour leaving the timber a silver/grey colour. Many people prefer how the ‘silver’ appearance blends in with the surroundings.
The amount of time the weathering process takes is dependent on location and exposure to the sun. UV filter treatments are available that will stop or slow down this silvering process. We recommend the application of 2 coats of Osmo UV oil within three months of your build and then every one to two years thereafter, to maintain the colours and help protect the cedar from the sun.

We also have the option of a composite cladding, available in three colours; charcoal, taupe and pebble. Composite is maintenance-free.
Please note that the taupe is a wonderfully versatile colour which can look quite grey or quite brown depending on the light.

Our silicon render is a maintenance free sophisticated finish which comes in a wide variety of shades and can be colour matched to most RAL colours.

As standard, all our rooms come with galvanised steel corrugated panels to the rear elevation, which is an excellent no-maintenance option for parts of the room that may not be seen from the house. You can also have this cladding to the sides of the room if you wish. Corrugated panels are a practical and stylish choice for your modern garden room. They are highly durable and resistant to weather conditions, ensuring your garden room remains protected year-round. They also require little maintenance.
Internal Lighting Options
Our standard track light, which includes four adjustable spotlights, is included in the price of your room. However, we offer a variety of additional lighting options to suit your needs and taste. You can customise your space with wall lights, surface-mounted LED pads, or downlights. We are happy to supply and fit these alternatives to create the perfect ambience for your garden room.

Our standard track light with 4 adjustable spots is included in the price of your room. You are also welcome to supply your own track light and we will adjust the price of your room to reflect this. We always supply warm white bulbs in our lighting as they are ideal for creating a calming and homely ambience.
Wall Light
Wall Lights
Wall lights can look very stylish in a garden room. If you are considering using wall lights instead of ceiling lights, do bear in mind that you tend to require more wall lights than track lights to give the same level of lighting. There is also a cost implication for fitting/wiring each one, and you will need to supply your chosen wall lights.

Another option is surface-mounted LED pads. The available sizes are 50cm x 50 cm, 60cm x 60cm, 60cm x 30cm. Depending on the size and specification your room price will be impacted.
Downlight
Downlights
Your final option is recessed LED downlights. These can add a sleek, uncluttered modern look to your room. For these, we need to create a void in the ceiling to house so that the lights will then be flush with the ceiling. This will reduce the internal headroom by a minimum of 50mm and will incur an additional cost.

Our canopy, border and concave rooms come with recessed downlights. Additionally, you have the option of adding black PIR lights which finish the room well and provide useful lighting when accessing your room at night.
Electrical and Heating Options
As standard, all rooms come with brushed aluminium fixtures and fittings, including 4 double sockets, 1 light switch (2 if you have selected a canopy room), and a 1.5kw WiFi-enabled heater. We can also accommodate a wide range of additional extras such as sockets, lighting, USB outlets, and brush plate outlets for TVs. If you need extra sockets, we’ll fit them to meet your requirements and will specify this in your design. The position of all the electrical sockets and fitments will generally be agreed on-site with your installation team.
Panel Heater
WiFi-enabled heater
All our rooms come with an electric panel heater as standard. Our panel heater is WiFi enabled, which means you can switch it on from the house in advance, so your room is toasty when you’re ready to use it. It can also be connected to your smart speaker. You can upgrade to a programmable heater if you wish.
Underfloor Heating
Underfloor Heating
Underfloor heating is available as an option for your room. Because the rooms are so well insulated, most of our customers find that the panel heater is more than sufficient to keep them warm in the winter (and cool in the summer).
However, you can certainly specify UFH if it is right for your circumstances. We supply UFH with a Wi-Fi thermostat. Please talk to your electrician before deciding as the UFH may impact on the type of cable you need to connect to your main supply.

Modern Garden Rooms structures are covered by a comprehensive guarantee against design and manufacturing faults, material failure, corrosion and rot for a period of 10 years from the date of installation provided that the company installed the building. Doors and windows, floor coverings, electrical installations, electric appliances, heaters, accessories, telecoms, network and TV connections are covered by a one year guarantee.
Our rooms are structurally very sound and made with durable pre-treated materials so we would absolutely expect a life-span in excess of thirty years and probably considerably longer. As standard we offer a ten year warranty against any structural defects.

Depending on the size of the structure our builds are usually completed within 2 weeks, with a 3rd week required for our larger and more complex builds
Our lead-times are usually 4-6 weeks from placing the order. If you require a quicker turnaround just let us know and we’ll do our best to help.
We ask that the site is clear of existing structures, trees and shrubs etc but if this is difficult for you we are always happy to quote for this.
Yes – we can build on a slope up to 300mm across the structure and also front to back. If your garden slopes more than this we will discuss the best options for you during the site visit
The internal height of our standard (2.5m)
No – we use a solid insulated roof panel which does not allow us to install roof lights
Yes – you can absolutely stand on the roof of one of our structures, however we ask you to be careful of the plastic cover caps which we glue over the bolts holding your roof down
Absolutely – Although we don’t undertake the plumbing work ourselves, we will liaise with a local plumber to make sure all connections are in place during the build ready for him to connect and install the service afterwards. We cant also supply and dry-fit kitchens to your chosen specification
Unfortunately not – due to the construction of our rooms they need to remain free standing, we can only build upto 400mm to any solid obstacle (such as your house or a wall)
